Located in Cape Cod, Massachusetts, this new housing development addresses a growing need for “missing middle” housing—homes for individuals and families who earn too much to qualify for subsidized housing, but not enough to afford market-rate options. In a region with high living costs and a highly seasonal workforce, the goal is to provide dignified, efficient, and community-oriented housing that bridges the affordability gap.
Working with a local developer, RES4 provided both master planning and architectural services across two sites totaling 80 acres. One site is organized around a central town green and features eight smaller-scale multifamily buildings, connected via a landscaped pedestrian path to an adjacent single-family neighborhood. This central spine promotes walkability and visual cohesion while allowing flexibility—multifamily parcels could be built by a future developer if needed to ensure project viability.
The single-family homes are arranged on compact 50' x 100' lots to create a tight-knit neighborhood scale. Interspersed with linear greenspaces that double as septic fields, the site is laced with walking paths and shared outdoor areas to support a sense of connection and community. Due to utility easements on the property, one section of the site will be reserved for future development with separate access.
The homes themselves are designed for density and livability. Prototypical plans offer flexibility—2- and 3-bedroom configurations with optional loft-level bedrooms, second-floor sleeping quarters, and ground-floor studies that can serve as offices, playrooms, or guest bedrooms with access to a full bath. Each lot includes a single-car garage and options for outdoor living spaces like decks, screened porches, and trellises off the rear.
Variety is introduced across the neighborhood through shifts in porch design, window patterns, and facade materials—ensuring visual interest while maintaining architectural cohesion. In total, the development will include 44 single-family homes and 8 multifamily buildings, all designed to support a walkable, sociable, and sustainable residential community.
